Cotton Duck Title Company Welcomes "Best Practices" Initiative

The settlement services business is undergoing major changes.

In August of next year, the HUD-1 Settlement Statement will be replaced by a Closing Disclosure Statement. It is designed to make closing more understandable, more transparent.

Lenders will be responsible for the Closing Disclosure Statement, so they must be careful about who closes their loans. They want to be sure that vendors, like Cotton Duck, follow "Best Practices."

Leading up to those changes, the Title Insurance Industry – through The American Land Title Association (ALTA) – is implementing "Best Practices," to better protect you, our customer.

Cotton Duck Title Company is a proud member of both The American Land Title Association (ALTA) and the Maryland Land Title Association (MLTA).

We strongly endorse the Best Practices guidelines because they reaffirm how we've been doing business for over twenty years.

By formally implementing Best Practices, our staff at Cotton Duck Title Company will continue to:

  1. Professionally handle your refinance or purchase.
  2. Protect your funds in secure escrow accounts.
  3. Protect your privacy with encryption, shredding, and clean-desk policies.
  4. Protect the entire transaction by maintaining insurance and bonds.
  5. Assure you and your lender by properly recording documents and issuing Title Insurance Policies.
  6. Assure you that we will comply with all federal and state consumer financial protection laws.
